LoDo’s converted warehouses and high-rise condos are some of the coolest homes in Denver — and some of the trickiest to move junk out of. There’s no dumpster out back to toss a mattress in, and the building has rules. If you’re clearing out a downtown loft or condo, here’s what to plan for.

What makes downtown different

  • Freight elevators, not stairs. Most LoDo buildings move big items through a dedicated freight elevator — which you often have to reserve in advance with the building.
  • Loading docks & timed access. There’s usually a loading dock or a specific service entrance, sometimes with limited hours — not a curb you can just park at.
  • HOA / building requirements. Many downtown HOAs require any vendor to carry a certificate of insurance (COI) on file before they’ll allow a removal. It’s smart to check with your building manager first.
  • No alley, no yard. Everything has to go out through the building and to a truck — there’s nowhere to stage it.

How to plan a downtown removal

  1. Ask your building manager two things: how to reserve the freight elevator, and whether they need a certificate of insurance from the hauler.
  2. Book the elevator/dock window so the crew has a clear path in and out.
  3. Line up the removal to match that window — same-day works great once access is set.
  4. Know what can’t just be tossed: even downtown, a mattress and electronics can’t be landfilled in Colorado, and the building’s trash room won’t take furniture.

It’s tempting to leave a chair or an old TV by the building’s trash chute or dumpster — but those are for household bags only, and management will bill it back (or worse) as improper dumping. Big items need to be hauled out.

Can you use the freight elevator and loading dock?

Absolutely — that’s the normal way we move big items out of LoDo buildings. Just reserve the elevator/dock window with your building manager and we’ll work within it.

Can I put my old couch by the trash chute?

No — building trash rooms and chutes are for household bags, not furniture, mattresses, or electronics. Leaving big items there usually gets billed back to you. Have them hauled out instead.

How much does a condo cleanout cost downtown?

It’s a flat price based on how much we haul — labor, elevator/dock access, loading, and disposal included, no hidden fees. A single item starts low; a full condo is priced by volume.
