Can the sheriff execute the writ if the tenant changed the locks?
Yes, but only if a locksmith is present. If you don't have a locksmith and the locks are changed, the sheriff may not be able to complete the eviction that day. You'd need to reschedule — costing you another 2-4 weeks and $1,200+ in lost rent. Always have a locksmith on standby.
Should I rekey even if the tenant didn't change the locks?
Yes. The tenant may have copies of the original key, or may have given copies to others. Rekeying is the only way to ensure the former tenant cannot re-enter the property. At $19 per lock, it's the cheapest security measure you can take after an eviction.

What about smart locks and electronic keypads?
Smart locks can be factory reset and reprogrammed on-site. If the tenant installed a smart lock that replaced your original hardware, the locksmith can remove it and install a standard lock or reprogram the existing unit. Additional charges may apply for smart lock work.
How quickly can you get a locksmith to the property?
