An eviction cleanout isn’t complicated, but the order matters — doing a step out of sequence (like clearing the unit before the sheriff is done) can turn a lawful cleanout into a legal problem. Follow this checklist and you’ll turn the unit around quickly and cleanly.

1. Wait for the sheriff to execute the writ
Don’t touch the unit until the eviction is legally complete — the court has ruled, you’ve obtained the writ of restitution, and the sheriff has executed it and restored possession to you. Clearing it out even a day early, while the tenant is still legally in place, is an illegal “self-help” eviction and can cost you far more than the cleanout ever would.
2. Photograph and document everything first
Before anything moves, walk the whole unit with your phone and take photos and video of the contents and their condition — every room, closet, the garage, and any storage. This is your record of what was there, what condition the unit was left in, and (if it comes up later) proof you handled belongings reasonably. It also documents damage for the deposit or a judgment.
3. Set aside anything obviously valuable or important
Pull out and bag anything that looks valuable or personal — documents, medications, photos, electronics, firearms, jewelry. Even after a court eviction where you’re not required to store belongings, setting these aside and noting them is a smart, low-effort way to protect yourself.
